4. Who has lien rights in the state of Maryland?

Any person or entity furnishing work or materials for the building with a contract.  The contract need not be formal, or even in writing.  The lien claimant need not have a direct contract with the owner or the general contractor.

5. How long do I have to file for a lien of foreclosure?

1 year after the date on which the Petition to Establish a Mechanic’s Lien was filed.

6. Is there mandatory notice requirements in Maryland?

Yes.  Within 120 days a subcontractor must give written Notice to Owner or Owner’s Agent of Intention to Claim a Lien to the owner.
