1. How long do I have to file a claim of lien in Maine?

Contractors, subcontractors, and suppliers who do not have a contract needs to file a Notice of Lien. Within 90 days of the date of services supplied to the project.

3. What is my last day performing services so that I can request payment?

The last day services were performed.  Any warranty or other services performed after the last day, will no extend the filing period.

Only a real estate license is required.  If you are required by the state to be licensed to perform work in your field, you may be penalized.

7. Who satisfies the lien when I get paid?

The owner may petition the Maine courts to have the lien released.  When a lien claimant, receives payment or satisfaction before court action, the claimant should file a Release of Lien.

The contract amount due for the labor, services or materials provided.
