1. How long do I have to file a Claim of Lien in Washington?

90 days from the last day that services were performed. 

 

2. Do I have to file any notices before I start work on a property in Washington?

A general contractor must prove a Notice to Customer, to the owner describing the lien rights and registration of the contractor. If professional services are being used, and they are not visible for inspection, a Notice of Furnishing Professional Services, is required.

Suppliers/Other

A Notice to Contractor must be deliver to the the prime contractor within 60 days of first furnishing labor or materials, if contracted with the prime contractor. If you are contracted with a sub-contractor or a 2nd tier sub-contractors, you must deliver the Notice of Contractor within 10 days.

A claim against the payment bond must be made by contractors within 30 days of agreed work. Against a retainage must be within 45 days from agreed work.
