2. Do I have to file any notices before I start work on a property in Pennsylvania?

No, but subcontractors should give the owner with a Notice of Intention to file a claim at least 30 days before filing a claim of lien.

3. What is my last day performing services so that I can request payment?

From the completion of services to the job in accordance to the contract.

6. Is there mandatory notice requirements in Pennsylvania?

Yes. Claimants must serve written notice on the owner within one (1) month of filing the claim.  Subcontractors have certain preliminary notice requirements that must be satisfied before they can file a claim.

7. What costs are not eligible for claim?

Loss of profit on work not performed, services under $500 are not lienable.  You cannot claim for any cost, work or materials that was not part of the building or project.
